Team & Process

Predesign

During the predesign process the project went through an extensive goal-setting and final lease-negotiation process. The major energy- performance goal was to design the building to accomodate IRS’s peak seasons, when more space is needed, without operating a mostly empty building year-round. The second goal was to increase productivity by providing daylight for as many employees as possible and by providing good indoor air quality. The last major performance goal was to minimize potable water use and stormwater runoff, since the project was built over an existing storm sewer that was already being used to capacity.

Due in part to the tight budget, the project team included design-build teams for the mechanical, electrical, and plumbing systems. These contractors were part of the design process from the beginning, fostering an integrated design process that also helped control costs.

Design

The project team refined the design based on energy modeling results and daylighting studies. Balancing glazing levels with energy efficiency was a primary concern. Building orientation, shading, and strategic window placement contribute to the building's performance in both areas. Daylight reaches 82% of spaces, and the building uses 50% less energy than ASHRAE-90.1 standards.
